Modernizing University Campuses

The Challenge

Aging infrastructure and limited funding are pressing issues for higher education institutions. Over 60% of campuses have facilities that are more than 25 years old, with deferred maintenance costs averaging $100 per gross square foot. At the same time, universities must attract students to live on campus—despite outdated housing and no available capital for improvements.

Our Solution

Corvias provides a sustainable financial model that unlocks funding for campus improvements—without adding new debt to the institution. Our approach includes non-recourse, off-balance sheet financing that can positively impact credit ratings while supporting both short- and long-term growth.

Case Study: Wayne State University

Corvias partnered with Wayne State University to address two major challenges:

  • Defeasing $102 million in existing debt
  • Resolving $38 million in deferred maintenance

Through an innovative off-balance sheet transaction, Corvias delivered $151 million in new residential construction, enabling Wayne State to modernize its housing infrastructure without burdening its balance sheet. This strategic reinvestment freed up capital for other critical university priorities, demonstrating the power of partnership-driven campus transformation.
